How we calculate condo prices
Every figure on the condo pages comes from URA's public transaction data and is worked out the same way for every project.
Data
URA private residential transactions (the last 5 years, updated by URA twice a week) and rental contracts (the last 4 published quarters). We refresh them three times a month. URA Data Service ↗

Price per sq ft and medians
- Price per sq ft = price ÷ floor area in sq ft (URA gives square metres; 1 m² = 10.7639 sq ft).
- Bulk deals (several units in one sale), landed homes (URA gives land area, not floor area) and rows without an area or price are counted but left out of psf figures.
- We use medians, never averages, and always show the number of sales. A quarter or year needs at least 5 sales and a floor-band cell at least 3 before a figure is shown.
- Price changes are compared within the same unit-size band (under 700, 700–999, 1,000–1,299, 1,300+ sq ft), each needing at least 5 sales in both periods.
- Floors are URA's 5-storey bands (01–05, 06–10 …), never exact floors.
Types of sale
- New sale — bought from the developer
- Sub-sale — resold before the project's completion
- Resale — resold after completion
Limits
- URA does not publish the stack, facing or exact floor of a unit, so we don't estimate premiums for them.
- These are summaries of past sales, not a valuation of any unit and not financial advice.
- Projects with fewer than 10 usable sales in 5 years still have a page but are not listed for search engines.
- School distances are straight lines from the project's URA map point; MOE's official band is measured from your home building — check OneMap.
